Harp 2.0 (Home Affordable Refinance Program)Loans.
A Harp 2.0 Refinance Loan may be the way for you to take advantage of today's record low rates even if you are currently underwater. Effective March 17, 2012 Harp 2.0 removed it's LTV cap so it simply will not matter how much more you owe on your home than it is currently worth.
If:
- You have made your house payments on time with only one 30 day late in the last 12 months and no lates in the last 6 months.
- Your home loan is owned by FannieMae or FreddieMac.
- FannieMae or FreddieMac purchased or secured your loan prior to June 1, 2009*
You should look at a Harp 2.0 refinance.
* You can determine if your loan is owned by Fannie or Freddie by using the links provided on the Harp 2.0 info page. We are more than happy to help you with that. Just contact us and we can take care of it for you.
Even if your loan does not qualify for a Harp 2.0 Refinance we may still be able to help. If your loan is FHA or VA a streamline may be the way to go.
FHA Streamline Refiance Changes
Effective on all case numbers assigned June 11, 2012 and later the Upfront Mortgage Insurance Premium for any FHA Streamline Refinances will be reduced from 1.75% of the loan amount to .01% of the loan amount or $1.00 for every $100,000 borrowed on any existing FHA mortgage case number assigned prior to June 1, 2009. The monthly Mortgage insurance premium will be only .55% on these loans as well.
